Our projects
We focus primarily on residential development and strive for the most progressive urban design solutions in planned new urban districts. When revitalizing brownfield sites, we want them to become an organic, vibrant part of cities. Therefore, we do not forget about commercial development, where we provide ample space to support leisure activities.
Flagship projects
We have several projects across the country in the medium term. However, three are so large that we will develop them over several years. They will significantly transform large brownfield areas and positively influence the local lifestyle.

Living Beskydy
The world-famous, listed industrial brownfield site was an enclosed space at the start of the new millennium. Although manufacturing and warehouse space for several companies still existed here, there was nothing to say about it other than that it was gradually deteriorating and, in many places, dilapidated. However, the quality of its conception and design managed to withstand decades of indifference to Baťa's legacy by the former regime. And in the new republic, there was an onslaught of those who wanted big profits for free. What needed to be improved was the will, the money and the long-term concept of integrating the site into modern life. The CREAM group developed it in the first decade of the new century.
Nowadays, the Baťa complex is a new vibrant district that provides a home for regional institutions and well-known Czech and international companies, a university, many cafes, restaurants, and shops, a gallery, a library, the Baťa Institute, and apartments in MAX 32. Together with the city of Zlín, the Zlín Region, and partners, we are planning further development of the industrial parts of the complex, which we simply call FABRIKA.
The project by the renowned studio CMC Architects, in the middle of a listed part of the city, will attract attention with its modern architecture respecting the industrial character of the former factory complex. Three buildings connected in the parterre meet the needs of modern Zlín, which is not only a modern university town but also the headquarters of many successful Czech companies and now international companies. Therefore, we focus not only on providing top-class A office space for the further development of business activities but also on offering a modern business arcade combined with a market and a conceptual food court focused on a healthy lifestyle. Public space will also be a big theme, both on the rooftops, where we are planning park landscaping, and in the parterre, which will offer a stage for cultural and musical productions. CREAM is working with the city and especially the city's citizens on the design of the public space.
Living Beskydy is a concept that started with the idea of promoting the quality of services and an active lifestyle in Beskydy. It is a concept that is constantly evolving. It all started with implementing the TEE House residential project, which has become a second "mountain" home for many people who love active life. The resort also includes a hotel with a wide range of services, including a restaurant and wellness centre with an indoor swimming pool. Currently, we have opened a pop-up OLYMPIC Čeladná, a modern restaurant and bar by the river Čeladenka, which will serve not only as a stop for cyclists but also as a venue for events. Together with the Olympian Jaroslav Kulhavy, we have also opened the Jaroslav Kulhavy Cyclopoint, which will offer the possibility of experiential sports rides with the Olympian. In cooperation with renowned CMC architects, we are preparing a boutique resort, Tree House. Living Beskydy is a concept that has a beginning but no end. Thanks to sports and our business experience, we are persistent.
